Basically, the application form is like this

 

Application Cover Sheet

Write your names and the date at the top of the form.

Complete as much or as little as you like, but generally, this is where we want to hear a little about you and what it is you want. If you are buying, but haven’t found a home yet, you can still get formal approval. Just tell us. Same goes for an investment property. Jot your ideas here so we can match the best loan to your needs. 

Tell us the product name you feel best suits your needs.

The lender needs an upfront payment for the valuation of the property the mortgage will be over. This may* be refunded to you after your loan settles.

*subject to other incentives or current offers.

 

Applicants

If a company is an applicant, complete the details here. If more than company is applying, print and complete this page for each applicant. Don’t forget to complete the personal details section for each signatory for the company.

Personal details need to be recorded here. Don’t forget your birth date or middle name. Please check the spelling.

If there are more than 2 persons applying for this loan, print and complete this page for other applicants.

Funds Position

Purchase Price (if you are buying). Enter the price you are paying for the new dwelling.

 

Refinance/existing limit. If this is a refinance, or an increase in a loan enter the current loan.

Increase For. For a new refinance or line-of-credit loans, enter the total loan amount you want here. Otherwise, enter the extra amount cash you want (if any).

Legal Fees. Fees apply to the lender side to prepare your mortgage documents and are usually around $300 to $350. You will be quoted the exact amount in the “formal loan offer”. If you use a solicitor, you will have his fees too. If buying, budget around $1000. If this is a refinance, you could sign and complete the mortgage documents yourself, otherwise Allow $100 or so for your solicitor to help you. It should take around 10 to 20 minutes to go through and complete.

Stamp Duty. If you are buying, you need to pay the government stamp duty. Go online and look up the stamp duty amount in our calculators section. www.centrafinance.com.au/iloan/calculators.htm.

Loan Fees. This is the application fee or any brokerage fees applicable to this loan. Generally, an application fee of $550 applies only and this amount will be quoted in the formal loan offer. This will be deducted from your loan at settlement.

Sales Proceeds. If you have sold, enter the cash amount you end up with here.

Own Funds. This is your savings. We will need to see a bank statement to prove this amount.

Gift. If someone else is giving you money, enter the gifted amount here.

Loan Amount. This is the amount of the loan you require.

Total. Both total figures should add up and be the same.

 

Loan Requirements

Loan Amount. Enter the loan amount and date you want settlement to take place.

 Purpose of loan. Tell us the use of your loan, like buy land, upgrade my line-of-credit, refinance my investment and get an increase. Things like that.

Facility Required. You specify if this is a standard loan, or a LoDoc or NoDoc type of loan, and the rate from the rate sheet. Tell us if you want to make minimum repayments as interest only, or if you want a line of Credit.

You can split your loan into 4 separate statements. For instance, if you borrow $340,000, but $120,000 is for business use and $40,000 is to buy a new car, then you can have 3 splits in your loan of $180,000; $120,000 and $40,000. This makes it easy for your accountant.

Personal Financial Statement. Enter your combined assets and loan liabilities here. Give us as much detail as possible. If you are refinancing, write “TBPO” in the monthly payment column on the liabilities side. *TBPO to be paid out

Applicant Income. Enter your name and income details here. If this is a LoDoc or NoDoc loan application, you have to sign the “Income Declaration” form as the only proof of your income. Otherwise, you will need to prove your income to us by supplying payslips or tax returns with this application. If you give us permission, we can get this detail from you work or accountant. Put your centrelink payments and other undeclared cash income in the Other row. Each applicant must sign the bottom of this form.

 

Security Offered for the loan. Enter the details of the properties or land you are going to have the mortgage on. A Valuer will need to visit the property so give us the details of the contact person too. Enter T.B.A. if you haven’t found a property yet.

Mailing address after settlement. Where would you like correspondence to be mailed to after settlement?

Your Solicitor and Accountant details. If you are using a solicitor or conveyancer, write their contact details here. A name and phone number will do. If you haven’t got a solicitor yet, write To Be Advised. Accountant details are only for self employed or company applications, but not LoDoc or NoDoc.

Introducer Details. Leave this blank.

Applicant Declaration Authority & Acknowledgement. Complete this part of the application. If you have any default or credit issue, please advise us now. The lender will check your credit history so it’s better for us to know of any problems previously, so we are prepared when we submit this to the lender.

Complete this section as best you can. Enter the entire loan amount at the top. The amounts you enter for any sub-heading must total the loan amount sought.

 Part C. Tick the checkbox regarding income tax deduction. This determines if your loan is regulated or unregulated by law. Generally, where most of the money is used to buy a home to live in, this is a regulated loan. Other loans types are unregulated by the Universal Consumer Credit Code and its laws.

 Each Applicant must sign, date and write their name on this page.

 

Declaration as to purpose

Each applicant must sign this section if the loan is predominately for business or investment use.

If you want all notices sent to one person only, then you nominate that applicant here. Each applicant must sign this section to authorise this person. Statements or notices will not be sent to any other loan applicants. Generally, this section is left blank.

Privacy and General Consent

Permission to use personal information to obtain credit reports.

S21 Identification

Each applicant must supply a properly completed S.21 form. This is used to confirm your identity and is to be completed by an “acceptable referee”.

The referee must examine the documents and the copies of the documents you are going to provide to prove who you are.

The referee must complete the form and sign it. We will contact the referee to confirm this document.

 

Ensure the referee signs each applicant document. A list of acceptable referee’s is attached to the back of the form.

 

 

Borrower Income Declaration

If this is a LoDoc or NoDoc loan, you must complete this form. Leave the Originator Name blank.

Enter your names and your ABN. If you do not have an ABN or your ABN is less than 2 years old, this application will be processed as a NoDoc loan.

Put in the loan amount. Alternatively, you can enter the monthly installments and interest rate. You can use our calculators online to find this.

Write in the income details for each applicant. If you do not know, check with your accountant. You can confirm the income you declare will cover the loan you want by using the loan calculators online. Check before you commit yourself. www.centrafinance.com.au/iloan/calculators.htm.
